Juniper Ridge Selects Compass Commercial for Industrial Land Representation

Compass Commercial partners Darren Powderly, CCIM and Bruce Kemp, CCIM announced today that they have been contracted to represent the commercial sales and leasing opportunities on the first 50 acres to be developed in Juniper Ridge. Marketing efforts begin immediately and first sales are anticipated to occur by Q1, 2008.

Compass Commercial partners Darren Powderly, CCIM and Bruce Kemp, CCIM announced today that they have been contracted to represent the commercial sales and leasing opportunities on the first 50 acres to be developed in Juniper Ridge. Marketing efforts begin immediately and first sales are anticipated to occur by Q1, 2008.

Compass will be working directly with Ray Kuratek and Jeff Holzman, principals of Juniper Ridge Partners, LLC — the development company with whom the city of Bend is negotiating Juniper Ridge’s DDA (Disposition and Development Agreement).

Compass brokers Powderly, Kemp, and Adam Hooper will assume responsibilities for the marketing and sales of the developed lots, industrial buildings and office space in Juniper Ridge. The zoning on the first 50 acres is intended to be light industrial/R&D flex space, on land that is already inside the city’s UGB. The lot sizes will range from one to 15 acres, and are combinable for larger total footprints.

Powderly said, “We are looking for three specific types of participants in this first phase. One would be an owner/user much like the headquarter relocation of Les Schwab. The second would be experienced developers who can see the benefit of building out quality industrial space in Bend. And the third are companies looking for lease space in buildings constructed by Juniper Ridge Partners themselves.”

Adam Hooper said, “The target market would cover a reach from local, through regional companies, and definitely national prospects.” He cited interest in “clean industries”or “light manufacturers.” These industries may include: high tech, regional headquarters, recreational equipment manufacturers, renewable energy companies, aviation/aerospace technologies, medical products and biotech firms, and specialty manufacturing and related companies.

The final plat is being designed in a combined effort with ARUP (the civil engineering firm), WH Pacific (engineering), Cooper Robertson (the architecture/urban design firm ), and Juniper Ridge Partners, LLC.
