Currently the Compass Commercial property management division has 35 buildings and over 520,000 square feet under our care. We take this responsibility seriously and we're on call 24 hours a day, seven days a week. Our aim is to increase the asset value for our clients while minimizing the costs of ownership. We try to build a long-term relationship with both our clients and work constantly to achieve the owners' goals while maintaining a good relationship with clients.

Experience Is Key

Our property managers have over 50 years of cumulative experience in this job, and in Central Oregon. The commercial property management division shares offices with the sales and leasing agents so we communicate daily on issues affecting the property and the market.

Our experience reaches across many different types of commercial property. We have experience in office space, light industrial warehouse, large shopping centers and strip malls covering everything from a few thousand feet to a 240,000 sq. ft. shopping center. Currently we have three property managers,an operations manager, and two bookkeepers plus a list of vendors that can handle anything from changing a light bulb to building tenant improvements. 

Accountable and Accessible to Our Owners

Every property we manage has a monthly status report prepared for the owner. This report includes items such as: hand shake

  • Cash Flow Statement
  • Income Statement Including a Detailed Expense Sheet
  • CAMS Recap
  • Tenant Rent Roll
  • Monthly Maintenance Narrative

 

 

In addition to these reports we provide daily oversight and administrative duties such as

  • 24/7 emergency contact
  • Supervision of all maintenance issues including HVAC, landscaping, janitoral, parking lot cleaning, snow removal, plumbing and electrical emergencies, fire and security systems, etc.
  • Property tax review and payment
  • Insurance policy review and premium payment
  • NNN/CAM recap at year end with calculation of new NNN/CAM charges for the following year
  • On-call staff during evenings, weekends, and holidays
