As a Property Coordinator, you are responsible for providing administrative support to an assigned property manager and providing organizational assistance to the property management team. You will interact with tenants, vendors, contractors, and other staff members. You will work on a variety of commercial sites, including retail, office, and industrial buildings.

What you’ll do:

  • Monitor tenant and vendor records for compliance.
  • Correspond with vendors and tenants to obtain and catalog documents.
  • Prepare work orders, memos and letters.
  • Update tenant records and run reports using Yardi.
  • Assist the property management staff with collecting rent and paying invoices.
  • During business hours, field general incoming calls and emails and transfer or forward calls to the appropriate team member.

Requirements and Qualifications:

  • Real estate experience is preferred, but not required
  • College degree and three or more years of experience working in an office environment is preferred
  • Proficient in Microsoft Outlook, Word and Excel
  • Experience with Yardi or other real estate software is a plus
  • Must pass a drug screening and background check
  • Must possess a valid driver’s license

As an Assistant Property Manager, you play a key role in fostering relationships with tenants, owners and vendors. You will assist the Property Manager with maintaining a diverse portfolio of managed commercial properties and maximize the returns from the asset in accordance with property owner objectives and department standards. You will be responsible for fielding and resolving tenants’ day-to-day requests, coding invoices for payment, tracking and collecting monthly rent payments, preparing reports, assisting the property manager with semi-annual tasks like CAM Reconciliations and annual budgets, and coordinating with vendors and internal team members for completion of repair and maintenance work at our properties.

What you’ll do:

  • Assist with the overall lease administration of each tenant.
  • Schedule maintenance and repairs with vendors and internal maintenance staff.
  • Code invoices for payment and reclass invoices to other GL accounts when needed.
  • Track tenant rent payments and follow up to resolve past-due balances.
  • Assist in the calculation of Common Area Maintenance (CAM) charges.
  • Review lease abstracts and make corrections as needed.
  • Assist with the process of annually reconciling and billing CAM charges to the tenants per their lease agreements.
  • Assist in the preparation of budget projections for estimated income and expenses.
  • Assist in maintaining positive relations with property owner(s) by responding to requests, handling tenant issues and inspecting properties regularly.
  • Input work orders and coordinate with vendors or the maintenance team

Requirements and Qualifications:

  • 1-3 years of experience in commercial property management and real estate
  • Have or (within 12 months) can become a licensed real estate Broker with the State of Oregon.
  • Proficient in Microsoft Outlook, Word and Excel applications
  • Experience using property management software, Yardi Voyager experience is preferred
  • Proficient in Microsoft Office products, especially Word and Excel
  • Must pass drug screening and background check
  • Must possess a valid driver’s license

Compass Commercial Construction Services (CCCS) is actively looking to hire a full-time Semi-Skilled and Skilled Construction Laborer for our ever-growing diversified needs.

CCCS constructs tenant improvements, including general office, doctor, dentist, and other medical offices, as well as industrial and commercial improvements, including ground-up construction.

KEY RESPONSIBILITIES: The position will involve and include all aspects of interior tenant improvement construction and exterior building construction including:

  • Demolition
  • Framing
  • Siding
  • Door and frame installation
  • Finish carpentry, including client-specific finishes, concrete form, pour and finish, and site improvements
  • Tasks might also include operation of small equipment (man lifts, mini-excavator, compactor, etc.)

CCCS is looking for individuals that want to experience all of the construction processes. The individuals hired will receive training if no prior experience in a particular area exists.

REQUIREMENTS:

  • Valid Oregon Drivers License
  • 3 years experience
  • Reliable transportation
