Central Oregon’s commercial real estate market continues to improve; Compass Commercial announces multiple transactions closed in May

BEND, OR – (June 6, 2014) Compass Commercial Real Estate Services represented Ireland-O’Neil in the sale of an 8,000 square foot light industrial property situated on a 27,443 square foot lot at 593 NW York Drive in Bend to an undisclosed buyer. Compass Commercial’s Patrick Kesgard, CCIM and Joel Thomas, broker represented the seller. Total consideration for the sale was $1,459,000.

In one of the larger lease transactions negotiated by Compass Commercial last month, Gardner Williams, SIOR represented Sony Computer Entertainment America, LLC in its lease renewal of 18,500 square feet of office space at 395 SW Bluff Drive in Bend from River Bend Limited Partnership. 

Additional transactions negotiated by Compass Commercial in May are as follows:

Tom J. Magliulo & Cynthia Magliulo Family Trust sold a 9,288 square foot retail property located 184 NE Franklin Avenue in Bend to Marvin Wodtli for $659,000. Compass Commercial brokers, Erich Schultz, SIOR and Jay Lyons, CCIM, represented the seller; Stephen Toomey, CCIM represented the buyer.

Norm Daniels sold a 24 lot subdivision located at 370 & 390 SE Reed Market Road in Bend to MLS Holdings, LLC. Compass Commercial’s Bruce Kemp, CCIM and Daniel Kemp, broker represented the seller in the transaction that was valued at $768,000.

Antler Butte Properties, LLC sold a 6,524 square foot office building situated on a 10,000 square foot lot at 406 W. Antler Avenue in Redmond to Deschutes County. Compass Commercial brokers, Darren Powderly, CCIM, Erich Schultz, SIOR and Jay Lyons, CCIM represented Deschutes County in the purchase, valued at $600,000.

Richard L. Carpenter Revocable Trust sold 1.43 acres of residential land for development at the intersection of S. Pine Street and W. Washington Avenue in Sisters to Signature Home Builders, LLC. Bruce Kemp, CCIM and Dan Kemp, broker represented both the seller and buyer in the transaction that was valued at $600,000.

Matthew B. Engel and Joann L. Engel sold a 1,782 square foot retail building situated on a 5,663 square foot lot at 1132 NW Newport Avenue in Bend to Andrew and Nicole Hunzicker. Compass Commercial broker, Peter May, CCIM represented the buyer in the transaction that was valued at $500,000.

West Bend Property Company sold a 28,750 square foot commercial lot located at 2677 NW Ordway Avenue in Northwest Crossing in Bend to Woodport Properties, LLC for $460,000. Compass Commercial brokers, Erich Schultz, SIOR and Jay Lyons, CCIM represented the seller in the transaction.

Deschutes Properties, LLC leased a 10,375 square foot industrial property located at 62915 NE 18th Street in Bend to Agere Pharmaceuticals. Compass Commercial brokers, Peter May, CCIM, Gardner Williams, SIOR, Darren Powderly, CCIM and Jay Lyons, CCIM represented the tenant in the lease negotiation.

Harold T. Edwards and Cheryl W. Edwards sold a 2,161 square foot office building located at 19797 Village Office Court #A in Bend to Kathleen Properties, LLC for a total consideration of $360,000. Compass Commercial’s Pat Kesgard, CCIM and Joel Thomas, broker represented the seller.

Columbia State Bank sold a 35,719 square foot industrial lot located at 520 NW Columbia Street in Bend to Scharpf Investments, LLC for a transaction value of $295,000. Compass Commercial brokers, Ron Ross, CCIM and Terry O’Neil, broker represented both parties in the transaction.

High Returns, LLC leased a 5,524 square foot office space in Delta Center located at 63830 Clausen Drive in Bend to Signature Home Builders, LLC. Compass Commercial’s Bruce Kemp, CCIM and Daniel Kemp, broker represented both parties in the negotiation of the lease.

CODE Services renewed its lease of a 3,840 square foot office suite located at 63140 Britta St., Suite D-106 in Bend from Deschutes Properties, LLC. John Keba, CPM ® ARM® with Compass Commercial Property Management represented both parties in the renewal.

Pioneer Park Building leased a 3,848 square foot office suite at 1345 NW Wall Street in Bend to ABC Office Share. Compass Commercial’s Patrick Kesgard, CCIM and Joel Thomas, broker represented the lessee in the negotiation of the lease.

Brookswood Meadow, LLC leased a 2,300 square foot retail suite in Brookswood Meadow Plaza at 19550 Amber Meadow Drive, Suite 170 to Cascade Custom Pharmacy. Compass Commercial’s John Keba, CPM® ARM ® and Russell Huntamer, broker represented the lessor; Graham Dent, broker represented the lessee.

Keystone Partners, LLC leased a 1,576 square foot office located in Franklin Crossing at 550 NW Franklin Avenue, Suite 368 in Bend to Rosell Wealth Management. Compass Commercial brokers, Darren Powderly, CCIM, Howard Friedman, CCIM and Jay Lyons, CCIM represented the lessor; Powderly and Lyons represented the lessee.

Strickfaden OR, LLC leased 7,200 square feet in the former PacWest showroom building located at 170 Scalehouse Loop in Bend to Active Sports, Inc.  Compass Commercial’s Graham Dent, broker represented the lessee in the negotiation.

Boyd Acres Joint Venture, LLC leased 6,000 square feet of industrial space at 62980 Boyd Acres Road, Building B in Bend to Superior Automotive Technologies. Compass Commercial brokers, Graham Dent and Herb Arathoon, CPM® represented the lessor; Bruce Kemp, CCIM, Daniel Kemp, broker and Terry O’Neil, broker represented the lessee.
