Central Oregon CRE Update – July Transactions

We are pleased to announce notable commercial transactions closed by the firm during the month of July.

Broker Terry O’Neil, CCIM of Compass Commercial Real Estate Services represented the buyer, TEC Equipment in the purchase of 6.86 acres of commercial land in Redmond, OR. The transaction was valued at $1,643,519.

Compass Commercial Real Estate Services brokers Terry O’Neil, CCIM and Gardner Williams represented the buyers, Steven M. and Maria S. Whitrock, of the 19,296 square foot multifamily Rio Vista Apartments located at 940 NW Second Street in Prineville. The transaction was valued at $1,400,000.

Nanometrics, Inc. leased the 12,650 square foot office building located at 20706 High Desert Lane in Bend. The tenant was represented by Compass Commercial Real Estate Services brokers Jay Lyons, SIOR, CCIM and Grant Schultz. The landlord Spencer Living Trust was represented by Bruce Churchill, broker also of Compass Commercial.

Darrell F. Tappert sold the 3,970 square foot industrial building on 0.40 acre located at 905 SE Reed Market Road in Bend and was represented by Compass Commercial Real Estate Services broker Adam Bledsoe. Compass Commercial broker Terry O’Neil, CCIM represented the buyer Severson Plumbing in the transaction. The transaction was valued at $699,000.

1.86 acres of commercial land located at 1500 NE 3rd Street in Prineville was sold by the Milton F. Shrum Estate, represented by Compass Commercial Real Estate Services brokers Dan Kemp and Peter May, CCIM. The transaction was valued at $685,000.

Verizon Wireless finalized a five-year lease renewal at their 4,961 square foot Redmond location at 1438 S Highway 97. Ron Ross, CCIM and Steve Toomey, CCIM brokers of Compass Commercial Real Estate Services represented the landlord.

Free Spirit: Yoga + Fitness + Play leased 3,139 square feet of retail space located in the Old Mill District at 350 SW Powerhouse Road, Suite 150 in Bend. The tenant was represented by Compass Commercial Real Estate Services brokers Pat Kesgard, CCIM and Kerri Standerwick.

Brokers Terry O’Neil, CCIM and Ron Ross, CCIM of Compass Commercial Real Estate Services represented the sellers in the sale of a multifamily triplex located at 167 SW Taft Avenue in Bend. The sales price was $495,500.

Drew Bledsoe’s Doubleback Winery leased a 2,204 square foot of retail suite located in the Box Factory at 555 NW Arizona Avenue, Suite 198 in Bend. Compass Commercial Real Estate Services brokers Russell Huntamer, CCIM, Jay Lyons, SIOR, CCIM, and Grant Schultz represented the landlord.

Compass Commercial Real Estate Services brokers Pat Kesgard, CCIM and Kerri Standerwick represented the seller in the sale of the 0.72 acre industrial lot located at 63215 Nels Anderson Road in Bend. The transaction was valued at $300,000.

Brokers Pat Kesgard, CCIM and Kerri Standerwick of Compass Commercial Real Estate Services represented the tenant Michels Corporation in the lease of the 5,800 square foot industrial building located at 1104 SW Lake Road in Redmond.

Bend Surgery Center has leased 3,634 square feet of office space located at 2525 NE Twin Knolls Drive in Bend. The landlord was represented by Compass Commercial Asset & Property Management regional property managers Caroline McDonald, RPA® and Herb Arathoon, CPM®. The tenant was represented by Terry O’Neil, CCIM of Compass Commercial Real Estate Services.

Frazier Fitness, LLC leased the 1,710 square foot industrial suite located at 277 NW Lolo Drive, Building B in Bend’s District 2 West. The landlord, Taylor Development, LLC was represented by Compass Commercial Real Estate Services brokers Bruce Churchill, Jay Lyons, SIOR, CCIM and Grant Schultz.

The 1,725 square feet of retail space located at 425 NE Windy Knolls Drive in Bend has been leased. The landlord was represented by Compass Commercial Asset & Property Management regional property managers Caroline McDonald, RPA® and Herb Arathoon, CPM®.

Brokers Ron Ross, CCIM and Terry O’Neil, CCIM of Compass Commercial Real Estate Services represented both landlord and tenant in the lease of a 1,320 square foot office space near downtown Bend located at 700 NW Hill Street. Garrow Law will be the new tenant.

Arrived, LLC leased a 2,219 square foot suite in the Vision Plaza office building located at 404 SW Columbia Street, Suite 160 in Bend. Compass Commercial Real Estate Services brokers Jay Lyons, SIOR, CCIM and Grant Schultz represented both the landlord and the tenant.

Sonic Solutions leased 4,800 square feet of industrial space located at 20671 High Desert Lane, Suite B in Bend. Schlagel Family, LLC, the landlord, was represented by Compass Commercial Real Estate Services brokers Howard Friedman, CCIM, Jay Lyons, SIOR, CCIM and Grant Schultz.
