Central Oregon CRE Update – October Transactions

We are pleased to announce notable commercial transactions closed by the firm in the month of October.

The Deschutes Business Center located on Empire Avenue in Bend sold for $6,112,000. The seller of the 54,508 square feet of mixed use complex on 5.46 acres was represented by Compass Commercial Real Estate Services brokers Robert Raimondi, CCIM and Russell Huntamer, CCIM and Compass Commercial Asset & Property Management regional property manager John Keba, CPM®, ARM®. Compass Commercial regional property manager Paul Weaver represented both sides of the transaction, while brokers Gardner Williams and Peter May, CCIM of Compass Commercial represented the buyer.

Compass Commercial Real Estate Services broker Robert Raimondi, CCIM represented the seller of the Direct Business Center, the 15,000 square foot light industrial building on 1.31 acres, located at 20505 Robal Road in Bend. The property is fully-leased by Lumber Liquidators, Northwest Tile Supply and Battery Systems. The buyer was represented by broker Graham Dent of Compass Commercial. The transaction was valued at $2,600,000.

Elevation Capital Strategies, Inc. leased a 7,843 square foot office suite located in Mill Point at 755 SW Bonnett Way in Bend. The landlord was represented by Compass Commercial Real Estate Services brokers Peter May, CCIM, Jay Lyons, SIOR, CCIM and Grant Schultz. The tenant was represented by Compass Commercial Asset & Property Management regional property manager John Keba, CPM®, ARM®.

Déjà Vu sold its 7,500 square foot retail building on 0.74 acre located at 225 SW Century Drive in Bend. The seller was represented by Compass Commercial Real Estate Services brokers Pat Kesgard, CCIM and Kerri Standerwick. The buyer, Cloudchaser, LLC was represented by brokers Joel Thomas and Adam Bledsoe, also of Compass Commercial. The transaction was valued at $2,200,000.

Broker Bruce Churchill of Compass Commercial Real Estate Services represented Spencer Brothers, LLC, the seller, in the sale of 8.57 acres of commercial land located on the corner of SW Canal Boulevard and SW Umatilla Avenue in Redmond. Hunter Renaissance Development, LLC, the buyer was represented by Compass Commercial brokers Pat Kesgard, CCIM and Kerri Standerwick. The transaction was valued at $2,000,000.

Brokers Terry O’Neil, CCIM and Joel Thomas, CCIM of Compass Commercial Real Estate Services represented Richard T. and Martha L. Mayers in the sale of the 22,750 square foot industrial building located on 4.01 acres at 2653 SW High Desert Drive in Prineville. An adjacent parcel of 1.50 acres of vacant land was also included in the sale. The transaction was valued at $1,825,000.

Compass Commercial Real Estate Services brokers Ron Ross, CCIM and Terry O’Neil, CCIM represented the buyer in the purchase of the 2,248 square foot multifamily property located at 1266 NW 18th Street in Bend. The sale price was $540,000.

Brokers Pat Kesgard, CCIM and Kerri Standerwick of Compass Commercial Real Estate Services represented Spii, LLC, the landlord in the lease of the 6,170 square foot office building located at 510 NE 3rd Street in Bend to Cascade School of Music.

Broker Bruce Churchill of Compass Commercial Real Estate Services represented Kevin Spencer, the buyer, in the purchase of 0.55 acre of commercial land on Conners Avenue in Bend, behind St. Charles Medical Center. The transaction was valued at $503,118.

Compass Commercial Real Estate Services broker Robert Raimondi, CCIM represented both Aero Facilities, LLC, the seller, and Thalassa Capital, the buyer, in the purchase of a hangar at the Bend Municipal Airport. The transaction was valued at $410,000.

UBS Financial Services, Inc. renewed their lease for their 5,152 square foot office suite located at 600 SW Columbia Street in Bend. Compass Commercial Asset & Property Management regional property manager John Keba, CPM®, ARM® represented the landlord and the tenant.

Graham Dent broker of Compass Commercial Real Estate Services represented Phase II, LLC, the tenant, in leasing a 23,085 square foot industrial unit located at 1941 NW Industrial Park Road in Prineville.

Tobron Oregon, LLC sold the 0.33 acre industrial land located at 385 SW Columbia Street in Bend. The seller was represented by Compass Commercial Real Estate Services broker Robert Raimondi, CCIM. The transaction was valued at $356,000.

Blue Dog RV leased the 17,042 square foot building sitting on 1.78 acres of land located at 181 NE Franklin Avenue in Bend from Brooks Resources Corporation. The landlord was represented by Jay Lyons, SIOR, CCIM and Grant Schultz and the tenant was represented by Ron Ross, CCIM, brokers of Compass Commercial Real Estate Services.

Teacupfuls, LLC leased the 1,454 square foot suite located at 744 NW Bond Street in Bend. Compass Commercial Asset & Property Management regional property managers John Keba, CPM®, ARM® and Paul Weaver represented the landlord in the transaction.
