CLIENT: Killian Pacific

SERVICES: Preleasing of the property prior to development. Brokerage was involved in representing the developer and tenants. Compass Commercial has managed the property since it was developed.

LOCATION: 1500 NE Cushing Dr., Bend, OR

CHALLENGE & SOLUTION: The challenge was to obtain 50% preleasing of the project in order to obtain financing. Compass was able to lease over 50% of the project prior to financing approval and more than 85% of the project was leased prior to commencement of construction to Jackson’s Corner, Café Yumm! and SportClips.

In addition to the leasing needs of the developer, their long-term plan was to sell the property. Compass brokers, Russell Huntamer and Jay Lyons were working with Killian Pacific helping to satisfy their 1031 Exchange needs and were made aware of the possibility that the property was available for purchase, although it was not being marketed at the time. The end-result was a successful sale for the developer and a successful 1031 tax deferred exchange for the current owner.

The property is fully stabilized and is greatly benefitted by successful tenants. It should be noted that two new 8,000 sq. ft. buildings are slated for development to the east of the property with leases pending for 65% of the available spaces. This new project is known as East End and Compass Commercial is leasing broker for this project as well.

SERVICES: Development consultation, leasing and property management.

LOCATION: 721 SW Industrial Way, Bend, OR

CHALLENGE & SOLUTION: Collaborated with a long-term client on the development, leasing and management of Bend’s first speculative office development following the Great Recession.

Compass Commercial originally represented the buyer when purchasing the land. We then provided consulting services throughout the development phase and were awarded the leasing assignment and property management contract once the building was complete. The brokerage team preleased over half of the building to Sony Interactive Entertainment America.

District 2 NorthWest Crossing

DISTRICT 2

CLIENT: Taylor Development

SERVICES: Leasing.

LOCATION: 525 & 549 York Dr., Bend, OR

CHALLENGE & SOLUTION: The primary challenges were the industrial zoning, which prohibited many companies who were initially interested in the project, and high lease rates which were not affordable by typical industrial tenants.

The solution was to target tech companies whose primary assets are their employees and to position District 2 as a tech campus in a collegial setting. The project was designed with exposed truss ceilings, garage doors, open space and lots of natural light. This environment provides employees with modern workspaces allowing them to interact and learn from each other as well as easy access to recreation opportunities.

Prior to completion of construction, District 2 was 100% leased to a who’s who of Bend tech companies. It led into District 2 West, with 60,000 sq. ft., which was over 90% preleased primarily to tech companies. Compass Commercial was also awarded the listing for District 2 East, the 52,000 sq. ft. third phase of the District 2 developments.

We have marketed the developed employment land sites, selling three of the seven available lots as of 2019 which have exciting new company facilities planned for those sites.
