SERVICES: Tenant and landlord representation.

LOCATION: 20720 Brinson Blvd., Bend, OR

CHALLENGE & SOLUTION: Compass Commercial was engaged to facilitate the relocation of a highly successful Kombucha manufacturer, operating out of a 5,000 sq. ft. brewery and tap room, to accommodate the company’s rapid growth.

Once a suitable location was found, the deal structure proved to be highly complex considering the improvements and build outs required to convert this 31,382 sq. ft. former log storage warehouse with minimal infrastructure to a high capacity Kombucha manufacturing facility.

This was truly a partnership project with the landlord making a significant investment in the building adding utilities adequate for brewing, docks and contributing to Humm’s construction costs which included adding a second floor. Humm Kombucha now operates out of this state-of-the-art facility of over 40,000 sq. ft. on a long-term lease, assuring that they will have a home base for many years to come with room to grow and the landlord has a fully operational investment.

SERVICES: Tenant and landlord representation along with the sale of the property in 2016. Buyer represented by Ron Ross, seller represented by Howard Friedman.

LOCATION: 1015 SW Emkay Dr., Bend, OR

CHALLENGE & SOLUTION: At the time of purchase by Rivers East LLC in March of 2016, there were two buildings on the property, a small office building originally built in 1991 for a church administration office and a large 2-story industrial building built in 1995 for R&D and light manufacturing. The buildings and grounds were outdated and the flow between the two buildings was awkward.

Grace Bio-Labs, a locally owned business that designs and develops molecular diagnostics tools, services, and consumable products, had outgrown one of their two facilities and was looking to expand near their existing facility, along with having a showcase world headquarters. The owner, an architect by trade, worked alongside Steele Associates Architects to completely remodel the two older buildings into one beautiful new structure by joining them with an atrium-style connection, complete with ADA elevator access. The outside was completely refurbished, landscaping updated, parking lot reconfigured and a lovely new seating and lounging area was developed.

CHALLENGE & SOLUTION:Lease 76,000 sq. ft. of space in a newly renovated 115,094 sq. ft. industrial building that was converted from a single-user building into a multi-tenant building with suite configurations ranging in size from 5,000 – 40,000 sq. ft.

Compass Commercial was able to lease all of the vacant space to a variety of businesses within 18 months of taking on the assignment. All leases were triple net and the majority were five-year terms or longer with standard 3% annual escalators.

SERVICES: Leasing.

LOCATION: 525 & 549 York Dr., Bend, OR

CHALLENGE & SOLUTION: The primary challenges were the industrial zoning, which prohibited many companies who were initially interested in the project, and high lease rates which were not affordable by typical industrial tenants.

The solution was to target tech companies whose primary assets are their employees and to position District 2 as a tech campus in a collegial setting. The project was designed with exposed truss ceilings, garage doors, open space and lots of natural light. This environment provides employees with modern workspaces allowing them to interact and learn from each other as well as easy access to recreation opportunities.

Prior to completion of construction, District 2 was 100% leased to a who’s who of Bend tech companies. It led into District 2 West, with 60,000 sq. ft., which was over 90% preleased primarily to tech companies. Compass Commercial was also awarded the listing for District 2 East, the 52,000 sq. ft. third phase of the District 2 developments.
