CHALLENGE & SOLUTION: When Killian Pacific acquired The Box Factory in 2013 it was 35% vacant with significant deferred maintenance. Compass Commercial was tasked with re-tenanting the vacant spaces and repositioning the property in the marketplace from an asset management standpoint. Of the 28 suites, only seven original tenants had remained at the property since it was purchased.

Significant improvements and code compliance upgrades were made to each suite with every new lease and the property is now fully redeveloped and has become an iconic mixed-use project in the heart of Bend.

Lone Pine Coffee Roasters

Complete remodel of former clothing boutique in the iconic Boomtown Building at the corner of Harriman St. and Greenwood Ave. in downtown Bend, Oregon.

Our Construction team was tasked with converting this wide-open retail building into two suites: Unofficial Logging Co. on the north end and Lone Pine Coffee Roasters on the south end. We worked with the City of Bend to obtain the proper permits and proceed to build out the space around Lone Pine’s roasting operation so they could stay in business during the transition from their former location in Tin Pan Alley.

The new space was tailored to the owner Scott Witham’s vision. Our crew oversaw various craftsmen and tradesmen to build out this extremely customized space. The finished space maintains its historic atmosphere with its wood overhead beams while adding a touch of sophisticated, modern finishes. A glass roll-up door was added to bring in more natural light and provide indoor/outdoor space during the warmer months.

The former pool space was also converted to house a new 3,000 gallon fire protection tank. Challenges, in addition to the 1950 construction, included removal of asbestos roofing.

Pacific Office Automation

Pacific Office Automation

This retail building was originally built as a restaurant and most recently housed the Family Christian Bookstore. Pacific Office Automation purchased the property with the intent of modernizing the space for their main showroom and Central Oregon headquarters.

Challenge: The original structure, built as a restaurant in 1977, had very dated interior improvements, including plumbing, electrical fixtures and finishes, ceilings, wall finishes and exterior windows that were not insulated. After years of interior remodels, structural upgrades and improvements were needed to meet current codes for present day use. Plans for the remodeled space included ADA compliant restrooms, a break room, product demonstration area, sales area, warehouse, machine maintenance area and shipping and receiving.

Solution: During the process of creating functional work spaces, it was necessary to address a substandard roof structure. New footings, columns and steel beams to reinforce the roof were required and the existing sewer discharge needed to be moved. A 14″ thick concrete slab was discovered adding significantly to the demolition process. Added features and fixtures included new plumbing for the required ADA bathrooms, replacement and additions to the electrical systems including subpanels and distribution as well as wall finishes, floor finishes and ceiling replacement.

Money Maximized: Throughout the construction process, each time a new issue was discovered, Compass Commercial Construction Services met with the owner and architect to identify solutions to correct each matter, taking into consideration the present structural integrity, needed upgrades and the use of architectural and structural materials while keeping the end use in mind.
