Challenge & Solution
At the time of purchase by Rivers East LLC in March of 2016, there were two buildings on the property, a small office building originally built in 1991 for a church administration office and a large 2-story industrial building built in 1995 for R&D and light manufacturing. The buildings and grounds were outdated and the flow between the two buildings was awkward.
Grace Bio-Labs, a locally owned business that designs and develops molecular diagnostics tools, services, and consumable products, had outgrown one of their two facilities and was looking to expand near their existing facility, along with having a showcase world headquarters. The owner, an architect by trade, worked alongside Steele Associates Architects to completely remodel the two older buildings into one beautiful new structure by joining them with an atrium-style connection, complete with ADA elevator access. The outside was completely refurbished, landscaping updated, parking lot reconfigured and a lovely new seating and lounging area was developed.
