Central Oregon CRE Update – April Transactions

We are pleased to announce notable commercial transactions closed by the firm during April 2017.

Brokers John Keba, CPM®, ARM®, Erich Schultz, SIOR, and Grant Schultz of Compass Commercial represented both Rio Claro, LLC, the seller, and Deschutes Properties, LLC, the buyer. Krista Polvi, CPM® broker of Compass Commercial also represented the seller in the purchase of Riverpointe 2, the 20,736 square foot office building located at 150 NW Pacific Park Lane in Bend. The property sits on 1.25 acres. The transaction was valued at $6,029,353.

The 92,000 square foot building residing on 12.5 acres, formerly the Pioneer Memorial Hospital, located at 1201 NE Elm Street in Prineville was sold to Lutheran Community Services Northwest. Compass Commercial brokers Dan Kemp, Peter May, CCIM and Russell Huntamer, CCIM represented both the buyer and seller. The transaction was valued at $1,500,001.

Condado Group, LLC purchased the 6,864 square foot office building located at 1820 NW Monterey Pines Drive from West Bend Clinic, LLC. Compass Commercial brokers Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz represented both buyer and seller of the property. The transaction was valued at $1,450,000.

Brokers Pat Kesgard, CCIM and Kerri Standerwick of Compass Commercial represented Rick Foss, the seller, in the sale of the industrial property located at 1103 NE 11th Street in Redmond. The 13,000 square foot building resided on 1 acre of land. The sale transaction was valued at $964,500.

Dan Kemp, broker for Compass Commercial represented POTUS40, LLC in purchasing the 0.78 acres of land zoned for industrial located at 631 SE Woodland Boulevard in Bend. The transaction was valued at $405,000.

Broker Dan Kemp of Compass Commercial represented Bodtker Building LLC, the landlord, in the lease renewal for the 3,240 square foot retail space for Pho Viet & Café, located at 1326 NE 3rd Street in Bend.

Brokers Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz of Compass Commercial represented Squirt Printing in the lease of the 12,500 square feet of industrial space located at 340 Logsden Street in Bend.

Brokers Dan Kemp and Peter May of Compass Commercial represented High Returns, LLC in the sale of 12 residential lots in the IronHorse Subdivision in Prineville. The transaction was valued at $240,000.

Running Princess LLC leased the 3,610 square feet of retail space located at 945 NW Wall Street in Bend from Trail Runner LLC. Both the landlord and the tenant were represented by Compass Commercial brokers Howard Friedman, CCIM and Graham Dent.

Mosaic Medical leased the 3,403 square foot medical space located at 965 SW Emkay Drive in Bend. Brokers Peter May, CCIM and Jay Lyons, SIOR, CCIM of Compass Commercial represented the tenant in the transaction.

Toney Properties, LLC purchased 10 residential lots in the IronHorse Subdivision in Prineville from Richard L Carpenter and Jelinda S Carpenter Revocable Living Trust. Both buyer and seller were represented by broker Dan Kemp of Compass Commercial. The transaction was valued at $170,000.

The 8,209 square foot office space located at 20310 Empire Avenue in Bend was leased by Jeld-Wen, Inc. from Deschutes Properties, LLC. Compass Commercial brokers Erich Schultz, SIOR,  Jay Lyons, SIOR, CCIM and Grant Schultz represented the tenant. The landlord was also represented by Compass Commercial brokers Erich, Jay, Grant as well as Ron Ross, CCIM.

Broker Terry O’Neil, CCIM of Compass Commercial represented both Springer Precision, the tenant, and Ponderosa Holdings, LLC, the landlord, in the lease of the 3,726 square foot industrial space located at 4586 SW 21st Street in Redmond.
