Compass Commercial Announces Recent Transactions

Compass Commercial Real Estate Services is pleased to announce a selection of transactions recently closed by the firm. The total consideration volume for transactions reported for the month of October surpassed the company’s previous record high number recorded in July of 2006.

A 69,367 sq. ft. industrial building located at 20750 Brinson Boulevard in Bend, occupied by FedEx Ground, sold for a sales price of $12,550,000. Compass Commercial brokers Erich Schultz, SIOR and Jay Lyons, CCIM, in conjunction with Jim Bolt of CBRE in Denver, represented the seller, MVG-REH (HDDG BEND), in the investment sale.

An 8,000 sq. ft. retail building known as Neff Place, including the adjacent phase II development parcel located at 1500 NE Cushing Drive in Bend, was sold by KNSTP TIC to Old Mill Retail, LLC in a transaction valued at $4,019,150. Compass Commercial brokers Erich Schultz, SIOR, Darren Powderly, CCIM and Steve Toomey, CCIM represented the seller, and Jay Lyons, CCIM and Russell Huntamer, CCIM represented the buyer.

A 24-unit multifamily property located in SE Bend on SE Wildcat Drive and SE Skylark Drive sold for a sales price of $2,399,000. Compass Commercial brokers Ron Ross, CCIM and Terry O’Neil, CCIM represented the seller.

The building formerly occupied by Wall Street Family Practice, a long time Bend medical clinic, located at 726 NW Wall Street in Bend sold for a sales price of $1,150,000. Compass Commercial brokers Pat Kesgard, CCIM, Ron Ross, CCIM, Dan Kemp and Kerri Standerwick represented the buyer.

Redmond Historical Living LLC sold a 7,500 sq. ft. mixed-use building located at 457 SW 6th Street in Redmond in a transaction valued at $1,080,000. The two-story building at the corner of SW 6th Street and SW Evergreen Avenue consists of retail space on the first floor with nine residential units on the second floor. Compass Commercial brokers Dan Kemp and Graham Dent represented the seller.

Compass Commercial brokers Terry O’Neil, CCIM and Ron Ross, CCIM represented the buyer in the sale of a commercial land parcel located in the Old Mill District at 400 SW Bond Street for a sales price of $1,060,000. The purchasers will be developing a dental clinic on the site.

Compass Commercial brokers Erich Schultz, SIOR and Jay Lyons, CCIM represented the seller, Peter R. Caine Trust, et al in the sale of a 1.34 acre commercial lot located at the southeast corner of NE Neff Road and NE 27th Street in Bend for a transaction value of $1,007,000.

Strictly Organic Coffee Company renewed their lease of a 2,543 sq. ft. retail building located at 6 SW Bond Street in Bend from Old Mill Retail, LLC. Compass Commercial brokers Russell Huntamer, CCIM and Jay Lyons, CCIM represented both the tenant and the landlord in the lease negotiation.

A 6,270 sq. ft. industrial building located at 145 SE Logsden Street in Bend was sold to Twin Lakes, LLC. Compass Commercial broker Russell Huntamer, CCIM represented the buyer in the transaction valued at $756,500.

Echelon Group Real Estate Group leased a 7,541 sq. ft. office space located at 123 SW Columbia Street in Bend from WHPacific. Compass Commercial brokers Pat Kesgard, CCIM and Kerri Standerwick represented both the tenant and the landlord in the lease negotiation.

Compass Commercial brokers Peter May, CCIM and Russell Huntamer, CCIM represented both the buyer and seller in the sale of a downtown Bend bar and restaurant business.
