Sisters Mexican Restaurant Plans Expansion, Relocation to Outlaw Station

SISTERS, OROutlaw Station in Sisters is poised to welcome a new restaurant to its tenant mix. Rancho Viejo, a well-established Mexican Restaurant located in the downtown core of Sisters is relocating to the 3,600 square foot cap-end space at 625 NE Arrowleaf Trail, Suites #9 and #10 in the in-line retail portion of Outlaw Station shopping center.

Compass Commercial brokers, Russell Huntamer, Erich Schultz, SIOR and Jay Lyons, CCIM represented the Lessor, Taylor Development, and Lessee, Jerez Inc. in the negotiation of the long-term lease.

Outlaw Station is located on the west entrance of Sisters and is anchored by Ray’s Food Place, the only major grocery store in town. Other tenants in the center include Subway, McDonald’s, St. Charles Immediate Care, Washington Federal, Step and Spine Physical Therapy, RE/Max Town and Country, High Desert Hair Salon and Sisters Dance Academy.

“The retail strength of Outlaw Station shopping center is emergent,” said Huntamer. “Compass Commercial recently assisted Subway in its relocation to Outlaw Station which resulted in the franchisee winning two awards from Subway Corporate —one for the best relocation in the State of Oregon and the other for the best improved sales.  That’s a 40% improvement in sales after they moved to Outlaw Station, and Rancho Viejo expects to capitalize on the same dynamics.”

Restaurant owner, Javier Luna agrees that the center is a growth opportunity. “We recognize the potential for the space in Outlaw Station,” said Luna.  “The new restaurant will allow us to accommodate large groups for parties and events, expand our bar seating and to include lottery machines and ample restaurant seating —including a large outdoor patio.  The west side is where Sisters is growing and we look forward to making this move to better serve our local population year-round.”

Rancho Viejo’s previous location at 150 E. Cascade Avenue in Sisters will be available for sublease in December 2013. Once improvements to the new space are completed, Luna expects the new Rancho Viejo to be operational and serving customers before the winter holiday season.
