Central Oregon CRE Update – August Transactions

We are pleased to announce notable commercial transactions closed by the firm during the second half of August.

Brokers Dan Kemp, Jay Lyons, SIOR, CCIM and Grant Schultz of Compass Commercial Real Estate Services represented both the seller, Robinson Partners and the buyer, Hallmark Inns & Resorts, Inc. in the purchase of 2.59 acres of commercial land located at 2790 NE Conners Avenue in Bend, near St. Charles. The transaction was valued at $1,798,618.

Brokers Ron Ross, CCIM and Terry O’Neil, CCIM of Compass Commercial Real Estate Services represented the seller in the sale of a triplex located at 454 NW Riverside Boulevard in Bend. The sale price was $975,000.

Familywise Digital, Inc. leased a 18,435 square foot industrial suite in the building located at 20495 Murray Road in Bend. Brokers Bruce Churchill and Dan Kemp of Compass Commercial Real Estate Services represented both the landlord, Next Development Group, LLC and the tenant.

ColeBreit Engineering, LLC has leased a 2,959 square foot office suite located in Crane Shed Commons at 721 SW Industrial Way in Bend. Brokers Jay Lyons, SIOR, CCIM and Grant Schultz of Compass Commercial Real Estate Services represented both the landlord and tenant in this transaction.

Teriyaki Madness leased a 1,358 square foot retail suite in the Forum Shopping Center located at the corner of Highway 20 and 27th Street in Bend. Compass Commercial Real Estate Services brokers Russell Huntamer, CCIM and Peter May, CCIM represented Forum Holdings, the landlord, in the transaction.

Danner Boots leased a 2,385 square foot retail suite in the Box Factory at 555 NW Arizona Avenue in Bend. Compass Commercial Real Estate Services brokers Russell Huntamer, CCIM, Jay Lyons, SIOR, CCIM and Grant Schultz represented Old Mill Retail, LLC, the landlord in the transaction.

Jimmy John’s leased a 1,200 square foot retail suite located at 2922 S 6th Street in Klamath Falls, Oregon. Broker Joel Thomas, CCIM of Compass Commercial Real Estate Services represented the tenant and broker Russell Huntamer, CCIM of Compass Commercial represented the landlord.

BSD Holdings, LLC leased a 1,062 square foot retail suite located in the Box Factory at 550 SW Industrial Way. The tenant was represented by brokers Jay Lyons, SIOR, CCIM, Adam Bledsoe and Grant Schultz of Compass Commercial Real Estate Services. Old Mill Retail, LLC, the landlord, was represented by Compass Commercial brokers Russell Huntamer, CCIM, Jay and Grant.

Suterra, LLC leased a 29,300 square foot industrial building located at 1941 NW Industrial Park Road in Prineville. Compass Commercial Real Estate Services broker Bruce Churchill represented the tenant in the transaction.

Compass Commercial Real Estate Services brokers Pat Kesgard, CCIM and Kerri Standerwick represented the seller of 1.03 acres of residential land located at 2372 SW 25th Street in Redmond.

Compass Commercial Asset & Property Management’s property manager Luke Ross, broker represented the landlord, Shep East, LLC in leasing 6,875 square feet of industrial space located at 1320 SE Armour Road in Bend to Imagine Stoneworks, Inc.

Serán BioScience, Inc. leased a 3,516 square foot industrial suite located in the new industrial building located at 63052 Layton Avenue in Bend. Compass Commercial Real Estate Services brokers Jay Lyons, SIOR, CCIM and Grant Schultz represented both the tenant and Willis R. Brown Trust, the landlord in the transaction.

Progressive Screen Printing leased a 2,750 square foot office suite located at 20756 High Desert Court in Bend. The landlord JC-ITM, LLC was represented by regional property manager and broker Paul Weaver of Compass Commercial Asset & Property Management.

After a thorough search of the Bend market, they leased 3,139 square feet of retail space located in the Free Spirit - Toddlers playingOld Mill District, 320 SW Powerhouse Road, Suite 150 in Bend.

The Augustines are successful business owners, previously having owned and operated Thriveability Yoga Studio in San Francisco, CA. After moving to Bend, they were inspired by their kids to open a facility that will provide quality yoga and fitness for adults, while providing a safe and fun environment. The facility will offer an indoor kids’ playscape that includes a bouldering wall, slides, ball pit, ninja warrior obstacle course and toddler play area.

“We wanted to establish our business in a place of natural beauty and in a thriving Free Spirit - Kids' Climbing Wallcommunity where all the residents of Bend and visitors could enjoy our unique and fun facility,” said Augustine. “The Old Mill District was the perfect fit, right in the heart of town.” Free Spirit is a fun and unique fitness space for all ages. In addition to its regular classes and offerings, the studio will also host kids’ ninja camps, child care, birthday parties and more, as well as a healthy café on site. CCCS: Buildout for Refine Medical

Refine Medical recently celebrated their grand opening on Bend’s west side. Owned and operated by Dr. Pamela E. Mondorf, MD, Refine Medical is a medi spa providing client treatments including medical weight loss, laser body sculpting, bio-identical hormone balance and medical aesthetics. Compass Commercial Construction Services (CCCS) completed the tenant buildout in suite 140 of the new medical building located at 1835 NW Pence Lane in Bend.

To best serve Refine Medical’s clients, CCCS created a welcoming space including a calming reception area, private office, a relaxing staff break room, custom nurses’ station and three functional treatment rooms. Custom built stations and high-end features are included in the space, as well as medical-grade requirements necessary to meet state regulations. Dr. Mondorf worked closely with CCCS throughout the project and said, “The time I spent working with Steve Hendley and his crew at Compass Commercial was time well spent. I was impressed with their professionalism, and there is no question that the end result was exactly what I expected, a finely crafted and beautiful office.”

Steve Hendley, managing member of Compass Commercial Construction Services shared his experience of this buildout saying, “Commercial construction like this requires the same effort and care of a custom home build. Dr. Mondorf had specific needs and requirements, as well as expectations of the finished product, and we worked with her every day to meet those goals.”

Awarded City of Bend Broker of Record

Compass Commercial Real Estate was recently awarded the City of Bend Real Estate Broker of Record contract. It was awarded through an RFP process whereby all interested firms were invited to submit proposals. The top two applicants participated in a competitive presentation/interview process with City staff. Subsequently, Compass Commercial was selected and ratified by the City Council.

Compass Principal Broker Ron Ross, CCIM leads the City team with team members Pat Kesgard, CCIM, Dan Kemp, and Kerri Standerwick. Per the contract, Compass performs complex real estate activities for the City, including sales and purchases, right of way acquisitions, dispositions and appraisals, title research, due diligence services, market analysis, development feasibility studies, and property value appraisals. In addition to in-house services, Compass formulated a team of third party service providers including legal, engineering, title, appraisal, environmental management, and development professionals to assist on an as needed, on call basis.

Compass has performed similar services for the City for the last 8 years, but the scope of work expanded greatly with this latest contract.

Juniper Ridge Employment Sites Update

Juniper Ridge experienced significant sales activity in 2017. Of the seven developed business sites, one was sold, three are pending, and three remain available. The remaining available sites range in size from 2.7 to 6.3 acres. Juniper Ridge is currently anchored by Suterra and the Les Schwab Corporate Headquarters. Kerri Standerwick, Rotary Rising Star Award Winner

Broker recipient of Rotary Rising Star award

She has been involved with the organization for just over a year. During the last year, Kerri has taken advantage of the opportunity to participate in service with like-minded business members in the community. She is currently serving as Chairperson for the 2017 Great Drake Park Duck Race coming up this weekend, Sunday, September 10th.

The motto for Rotary is “Service above Self,” and the organization focuses on the values of service, fellowship, diversity, integrity and leadership. The very essence of the organization meets with Kerri’s values, providing the expectation of coming together each week for the betterment of the world, locally and globally through action rather than discussion alone. According to Kerri, this culture of improvement “creates the path for all discussions, projects, and gatherings to take place in a more productive environment. Because of this, I believe Rotary builds a culture of friendship and not just a networking mentality.”

The upcoming Great Drake Park Duck Race is only one example of this local betterment. The event turns the sale of duck tickets into proceeds benefiting such local charities as Younity, Bethlehem Inn, Mountain Star Family Relief Nursery, The Center Foundation, DAWNS House, Grandma’s House of Central Oregon and Community Shower Truck. This is the 28th year for the Bend event, and has raised over $1.6 million for similar charitable organizations serving Central Oregon.

Standerwick brings with her a combined 25 years of experience in private and commercial banking and lending. She joins the company most recently from Harcourts The Garner Group Real Estate LLC in Bend.

Previously, Standerwick was vice president, commercial relationship manager for Home Federal Bank where she managed a diverse portfolio of lending relationships. Prior to her position at Home Federal, she worked at Wells Fargo Bank as vice president, private banking manager and held additional roles in banking and underwriting at the company’s offices in Bend and Portland.
