Central Oregon CRE Update – May Transactions

We are pleased to announce notable commercial transactions closed by the firm in May 2017. Broker Dan Kemp of Compass Commercial represented the buyer Bend Land Holding and the seller, Toney Properties, LLC in the purchase of the industrial building located at 63270 Lyman Place in Bend. The 28,492 square feet of property sits on 1.57 acres of land. The transaction was valued at $2,850,000.

The sale of the Putnam Pointe retail condos located at 750 NW Lava Road in downtown Bend. The seller Lava Court, LLC was represented by Compass Commercial principal broker, Howard Friedman, CCIM. The space included four retail condos, office space and a private outdoor courtyard, 8,268 square feet in total. The transaction was valued at $2,525,000.

The Laidlaw Building located at 19855 4th Street in Bend was sold by Laidlaw Land Company, LLC. The 9,611 square foot retail building resides on 0.38 acres. Brokers Jay Lyons, SIOR, CCIM, Erich Schultz, SIOR, Darren Powderly, CCIM and Grant Schultz of Compass Commercial represented the seller. The transaction was valued at $2,060,000.

A 6,252 square foot multifamily building located at 62041 NE Nate’s Place in Bend was sold by CT Woodard Properties, LLC. The seller was represented by Compass Commercial broker Joel Thomas. The transaction was valued at $899,000.

Mattress Factory signed a lease for the 19,404 square foot retail building that held the former Hancock Fabrics, located at 63040 N Highway 97 in Bend. Brokers Russell Huntamer, CCIM and Joel Thomas of Compass Commercial represented the landlord in the transaction.

Free Spirit Recreation was represented by brokers Dan Kemp and Peter May, CCIM of Compass Commercial in the leasing of 11,866 square feet of industrial space at 20495 Murray Road, Suite 120 in Bend. Murray Road I, LLC, the landlord, was also represented by Dan Kemp and principal broker Bruce Churchill of Compass Commercial.

Brokers Jay Lyons, SIOR, CCIM, Erich Schultz, SIOR, Ron Ross, CCIM and Grant Schultz of Compass Commercial represented landlord Deschutes Properties, LLC in the lease agreement for the 8,676 square foot of office space located at Empire Corporate Park in Bend by Bend Research Inc.

Compass Commercial brokers Jay Lyons, SIOR, CCIM, Russell Huntamer, CCIM and Grant Schultz represented Old Mill Retail, LLC, the landlord, and Inspired Health, LLC, the tenant, in the lease of 2,288 square feet of retail and office space located in the Box Factory at 550 SW Industrial Way in Bend.

Capstone Wealth Management Group, LLC leased 2,562 square feet of office space at 404 SW Columbia Street in Bend from Vision Plaza, LLC. Both tenant and landlord were represented in the transaction by Compass Commercial brokers Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz.

Compass Commercial brokers Dan Kemp and Bruce Churchill represented Franz Bakery in the lease of the light industrial building located at 334 SE Timber Avenue in Redmond. The 12,164 square foot space is on 1.48 acres of land. The landlord, Willow Properties was represented by Peter May, CCIM, Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz also of Compass Commercial.

The multifamily property located at 2725 SW Volcano Court in Redmond sold. Compass Commercial brokers Ron Ross, CCIM and Luke Ross represented the buyer, Nathan Doudney in the purchase of the duplex. The transaction was valued at $265,000.

2,630 square feet of office space located at 404 SW Columbia Street in Bend was leased by Baxter Harder, LLC. Brokers Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz of Compass Commercial represented the tenant.

Broker Joel Thomas of Compass Commercial represented CT Woodard Properties, LLC, the landlord, and Tula Movement Arts, LLC, the tenant, in leasing the 5,078 square feet of the industrial building located at 2797 NW Clearwater Drive in Bend. The suite is being converted into an aerial yoga and dance facility.

Principal broker Howard Friedman, CCIM of Compass Commercial represented Mill A Associates Limited Partnership, the landlord, in leasing the 2,503 square feet of office space located at 805 SW Industrial Way in Bend to Echo Global Logistics.

Sonos Neurotherapies, LLP, tenant, was represented by Compass Commercial principal broker Howard Friedman, CCIM in leasing 895 square feet of medical space located at 131 NW Hawthorne Avenue in Bend.
