Central Oregon CRE Update – June Transactions

We are pleased to announce notable commercial transactions closed by the firm during the month of June 2017.

Three Sisters Holdings, LLC sold the 14,436 square foot industrial building located at 63040 Lower Meadow Drive in Bend to Trail Runner, LLC. Compass Commercial principal broker Bruce Churchill represented the seller and broker Graham Dent also of Compass Commercial represented the buyer. The transaction was valued at $2,105,685.

White Tiger Holdings, LLC sold their 10,000 square foot industrial building on 0.74 acres located at 345 SW Cyber Drive in Bend. Compass Commercial brokers Russell Huntamer, CCIM and Peter May, CCIM represented the seller in the transaction valued at $2,000,000.

The company, Lipton Dove Park Apartments, sold the investment property located at 20554 Builders Court in Bend. The 20,500 square foot industrial space sits on 1.97 acres. The seller was represented by Compass Commercial broker Howard Friedman, CCIM. The transaction was valued at $1,950,000.

Compass Commercial brokers Joel Thomas and Ron Ross, CCIM represented Sagewood Properties, LLC in selling the retail building located at 409 NE Greenwood Avenue in Bend. The sale of the 12,094 square foot building on 0.48 acre was valued at $1,790,000.

AmeriTitle signed a new lease on the 12,035 square foot office building located at 15 NW Oregon Avenue in Bend from Third Division Properties, LLC. Compass Commercial brokers Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz represented the landlord.

Broker Bruce Churchill of Compass Commercial represented D and J Property Investments, LLC (EleMar Oregon, Inc.) in the purchase of the 18,814 square foot retail building that sits on 1.01 acres located at 443 SW Evergreen in Redmond. The transaction was valued at $1,253,000.

Brokers Jay Lyons, SIOR, CCIM and Erich Schultz, SIOR of Compass Commercial represented Century Park, LLC, the landlord, in leasing a 2,500 square foot retail space located at 320 SW Century Drive in Bend.

Newman Development Group of Bend, LLC sold the 4,200 square foot retail building on 1.98 acres located at 20525 Cooley Road in Bend to Ronald Hostetler. Brokers Russell Huntamer, CCIM and Dan Kemp both represented the seller and Dan Kemp represented the buyer, both brokers are of Compass Commercial. The sale transaction was valued at $1,205,000.

Ron Ross, CCIM and Terry O’Neil, CCIM of Compass Commercial represented the seller Karen Nibler in the sale of a 5-plex multifamily building located at 163 NW Vicksburg Avenue in Bend. The transaction was valued at $950,000.

Compass Commercial brokers Terry O’Neil, CCIM and Dan Kemp represented Todd and Andrea Springer in selling the industrial building located at 335 SE Jackson Street in Redmond. The 8,975 square foot building sits on 0.47 acres. The transaction was valued at $712,500.

A retail building located at 61406 Highway 97 in Bend was sold by SDH Holdings, LLC. The 2,912 square foot building situated on 0.39 acre was purchased by Holguin, LLC. Both buyer and seller were represented by Compass Commercial broker Russell Huntamer, CCIM. The transaction was valued at $665,000.

Frank’s Landing, LLC in Redmond leased the 3,108 square foot retail space located at 3835 SW 21st Place to the State of Oregon Department of Motor Vehicles. Compass Commercial brokers Peter May, CCIM and Russell Huntamer, CCIM represented both the landlord and tenant.

Manzama, Inc., a Bend software company, has leased 3,066 square feet of flex space in the 28,000 square foot District 2 development in NorthWest Crossing. The landlord, Taylor Development, LLC, was represented by Compass Commercial brokers Bruce Churchill, Erich Schultz, SIOR and Grant Schultz.

Compass Commercial brokers Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz represented the tenant Respironics, Inc. in a lease renewal of the 5,750 square foot office space located at 920 SW Emkay Drive in Bend.

United States Bakery sold the industrial building that formerly held Franz Bakery located at 479 SE Alden Avenue in Bend. Brokers Dan Kemp, Jay Lyons, SIOR, CCIM, Erich Schultz, SIOR and Grant Schultz of Compass Commercial represented the seller. The transaction for the 4,480 square foot building on 0.23 acres was valued at $292,500.

Brokers Russell Huntamer, CCIM and Jay Lyons, SIOR, CCIM of Compass Commercial represented both Old Mill Retail, LLC, the landlord, and Fix & Repeat, the tenant, in the lease of the 1,234 square foot retail space located in the Box Factory at 555 NW Arizona Avenue in Bend.

D’s Hobbies leased suite 117 at the Bend River Promenade, 3148 N Highway 97 in Bend from RPP Bend I, LLC. The suite is 2,368 square feet of retail space. Compass Commercial brokers Russell Huntamer, CCIM and Peter May, CCIM represented both the tenant and landlord.

Cascade Child and Family Center leased 2,536 square feet of office space located at 371 SW Upper Terrace Drive in Bend. The tenant was represented by Erich Schultz, SIOR, and Grant Schultz.

CC McKenzie Shoes & Apparel leased the 2,114 square foot retail space located at 920 NW Bond Street in downtown Bend. Graham Dent, broker of Compass Commercial represented the tenant in the transaction. The store is relocated and open for business.

Compass Commercial brokers Pat Kesgard, CCIM and Kerri Standerwick represented Bank of the Cascades, seller, for 38.16 acres of commercial land located at 161 West Fork Trail Creek Road in Trail, Oregon. The transaction was valued at $150,000.

Brokers Paul Weaver and Pat Kesgard, CCIM of Compass Commercial represented the landlord Jean Pozzi in the lease renewal for Westside Pharmacy located at 359 SW Century Drive in Bend.
