Central Oregon CRE Update – December Transactions

We are pleased to announce notable commercial transactions closed by the firm during December.

Joel Thomas, broker at Compass Commercial represented Eric Kramer, the tenant, in leasing just over 1.0 acre of land located at 1424 NE Cushing Drive in Bend. Eric will be developing an east side food truck lot and tap house called On Tap, set to open later this year.

Brokers Jay Lyons, SIOR, CCIM, Dan Kemp and Grant Schultz of Compass Commercial represented Fairgrounds E, LLC in selling the 8.84 acres of industrial land located at 775 NE Hemlock Ave in Redmond. The transaction was valued at $840,000.

Russell Huntamer, CCIM and Graham Dent brokers of Compass Commercial represented Piper Lucas in selling the 3,679 square foot vacation rental/multifamily property located at 387 W Jefferson Avenue near downtown Sisters. The transaction was valued at $815,000.

291 Bluff Investments, LLC sold unit #110 at the Atrium Condos at 291 SW Bluff Drive in Bend. MMC Companies, LLC, the buyer, was represented by Terry O’Neil, CCIM of Compass Commercial. The transaction for the 1,704 square foot residential condo was valued at $699,000.

Riff Cold Brewed Coffee leased 3,117 square feet in The Box Factory located at 555 NW Arizona Avenue in Bend. Old Mill Retail, LLC, the landlord, was represented in the lease transaction by Compass Commercial brokers Russell Huntamer, CCIM, Jay Lyons, SIOR, CCIM, and Grant Schultz.

Pacific Wood Works, Inc., the tenant, leased 4,532 square feet of industrial space located at 625 SE 9th Street in Bend. Brokers Pat Kesgard, CCIM and Kerri Standerwick of Compass Commercial represented the tenant in the lease transaction.

Learning Express Toys, the tenant, leased the 3,270 square feet of retail space at the Bend Factory Stores in southeast Bend located at 61334 S Highway 97. Peter May, CCIM and Russell Huntamer, CCIM brokers at Compass Commercial represented the tenant in the lease transaction.

Deschutes Ridge Business Park, LLC, the landlord, was represented by Compass Commercial brokers Howard Friedman, CCIM, Erich Schultz, SIOR, Jay Lyons, SIOR, CCIM and Grant Schultz in leasing the 3,084 square foot office space located at 960-1005 SW Disk Drive in Bend. Howard also represented Academy Mortgage Corporation, the tenant, in the leasing transaction.

Sun Forest Construction, LTD sold 2.33 acres consisting of the bulk sale of 14 finished residential lots in the Yarrow subdivision located at SE Larkspur in Madras to Karoma Properties, LLC. Compass Commercial brokers Ron Ross, CCIM, Pat Kesgard, CCIM and Kerri Standerwick represented the seller in the transaction.

Brokers Russell Huntamer, CCIM, Jay Lyons, SIOR, CCIM and Grant Schultz of Compass Commercial represented Valentine’s Deli, the tenant, in leasing 1,094 square feet of retail space at The Box Factory on 555 NW Arizona Avenue in Bend. The Old Mill Retail, LLC, the landlord, was also represented by the brokers listed.

Compass Commercial brokers Jay Lyons, SIOR, CCIM, Erich Schultz, SIOR and Grant Schultz represented Redmond Rx, LLC, the landlord, on the lease of 1,281 square feet of office space located at 413 NW Larch Avenue in Redmond to Edward D. Jones & Co.
